Logicwall: A Smarter Intertenancy Wall Solution

Terraced housing development in Auckland that used AFS Logicwall for the IT Walls

When it comes to designing and building intertenancy walls for medium-density developments, finding a solution that balances performance, efficiency, and ease of installation is critical. Logicwall, a permanent formwork system manufactured by AFS, is an innovative option designed to streamline construction while ensuring compliance with New Zealand building standards.

Why Choose Logicwall?

Logicwall is a structural, fire-rated, and acoustically tested wall system tailored for apartments, retirement villages, hotels, and terraced housing. It is particularly effective in buildings ranging from three to six levels but is not limited to this range. The system can also be used for corridor walls, lift shafts and stairwells.

Unlike traditional precast, blockwork, in-situ, or timber walls, Logicwall is a precision-made, shop-drawn system. It consists of a steel stud frame with fibre cement board bonded to both sides, creating a robust yet lightweight panel that is easily assembled onsite. This manufacturing process reduces waste, minimises installation errors, and ensures accuracy in design and build.

Key Benefits for Builders and Designers

Logicwall simplifies compliance by integrating acoustic, fire, and structural performance into a single system. The 162mm-thick Logicwall panel is the thinnest intertenancy wall available, achieving an STC rating of 55 and a fire rating of 240/240/240. As a load-bearing solution, it reduces the need for steel portals within walls, offering greater design flexibility for architects while maximising usable space.

For builders, the system is fast to install and does not require a crane, resulting in lower preliminary and general (P&G) costs and increased productivity onsite.

AFS manufactures Logicwall at its factory in Nelson and delivers it directly to the site. Logicwall is installed by the AFS installation team, which operates across Auckland, Wellington, and Christchurch. It can also be installed by the builder, with training available, if required.
